This allows our clients to get a place on the contractor’s schedule much sooner than would have been possible had they waited until the construction documents were done to begin selecting a contractor.
Once construction starts, we continue to support our clients with contract administration, including site visits and reports. During one routine visit to a project site, we found steel beams supported with a steel column at one end and a bunch of wood studs at the other end. We recognized this problem immediately–wood studs are not as strong as steel posts, and can fail slowly over time. When we pointed out the error, the contractor realized they had misread the construction drawings and fixed the beam support.
On a site visit to a different project, we noticed that the contractor had not installed the portal wall framing our engineer had specified. We brought the error to the contractor’s attention, and they made the necessary change. In fact, the contractor was grateful we saw the mistake because they were getting ready to install windows and siding. Had that been done, the fix would have been much more involved and added more time and expense to the construction cost.
